The ILEX Signature Home "Conditioned" Crawlspace. Many houses on the east coast are built with a "crawl space" rather than a full-height basement because of high water tables. Too short for anything except rough storage, this space under the floor is typically vented to the outdoors and generally ignored by homeowners — ignored, that is, until problems begin to occur.Humid outdoor air migrates into this cool dark space where the moisture condenses, creating the perfect environment for mold and fungus growth. Often undetected for many years, the impact of fungus on the building structure, and the effect of mold on the health of the occupants can be significant over the medium and long term. ILEX Signature Homes are built with a "conditioned" crawl space. Simply put, the air in the crawl space of an ILEX house is heated, cooled and ventilated by the mechanical system in the house in the same manner as all of the living spaces in the house. Sealing this space from the outdoors and conditioning it, controls relative humidity — eliminating the conditions for mold and fungus growth. In addition to enhancing the life of the building and improving the indoor air quality, this approach keeps the floor warmer in the winter and cooler in the summer — significantly improving occupant comfort. |
